Malvern Tile Roof Restoration
This Malvern home required a detailed tile roof restoration to address ongoing leaks, failing ridge capping, and deteriorating gable structures. The roof had suffered from age-related wear, cracked mortar, and damaged tiles, while the chimney flashings and gables no longer met performance standards. The owners wanted to restore the roof’s integrity while preserving the home’s classic tiled appearance.
The Problem
The original tiled roof presented several issues affecting both performance and durability:
- Cracked and deteriorated mortar to ridge caps, valleys, and gables
- Broken and chipped roof tiles across multiple sections
- Leaking areas identified around ridge lines and chimney penetrations
- Timber gable structures showing signs of deterioration
- Ageing chimney flashings no longer providing a watertight seal
Project Information
Our Approach
Vivify Roofing completed a comprehensive roof rejuvenation, combining tile repairs, carpentry works, and upgraded flashing systems.
- Full roof and gutter inspection to locate and rectify leaks
- Removal and replacement of all broken tiles using matched second-hand tiles
- Re-bedding of ridge caps and gables using a sand and cement mix
- Flexible repointing of all ridge caps and gables with Ridge-Bond
- Structural carpentry works to both gables, including new framing and cement sheeting
- High-pressure roof cleaning followed by anti-moss treatment
- Removal of old chimney flashings and installation of new custom soakers and hand-pressed lead flashings
- Optional clear coat applied to provide additional surface protection
All works were completed to Australian Standards and backed by a 10-year workmanship guarantee
Materials & Upgrades
To improve longevity and weather resistance, the following materials and upgrades were used:
- Ridge-Bond flexible pointing system
- Custom hand-pressed lead chimney flashings
- New Colorbond hanging flashings
- Clear protective roof coating for added durability
